Pre-purchase inspection
Buying a home in Puerto Vallarta: what to check before you commit
A practical starting point for understanding the condition of a house or condo before making your purchase decision.
MEX Inspections

Look beyond the finishes
A fresh coat of paint and an attractive kitchen can make a property feel ready to move into. They do not tell you how the roof, plumbing, electrical installation or air conditioning is performing. Whether you are buying in Puerto Vallarta, Nuevo Vallarta or Bahía de Banderas, start by separating what you like about the home from what you still need to understand about its condition.
Arrange access before the inspection
Contact the inspector while there is still time to review findings and ask questions. Coordinate access with the seller or agent, and confirm which areas can be entered safely. Tell the inspector about previous leaks, renovations or concerns you noticed during the viewing. Ask about the agreed scope rather than assuming that every concealed component can be checked.
- ✓Share the location and property type.
- ✓Confirm access to the roof, equipment and service areas.
- ✓Ask what happens if an area is inaccessible or a system cannot be tested.
What the inspection can tell you
MEX Inspections reviews accessible areas and major systems to document the observed condition. The report helps you identify concerns, discuss repairs and plan maintenance. A visual inspection has limits: it is not a promise that no hidden defect exists and does not predict every future failure. Where a finding needs specialist evaluation, ask what should be investigated before you proceed.
Keep technical and legal questions separate
The physical condition of a home is only one part of a purchase. Ownership, contracts and other legal questions should be reviewed with your notary or legal adviser; an inspection does not replace that work. Use the inspection findings alongside that advice and any repair estimates to decide what information you still need before buying.
