Buying a condo in Nuevo Vallarta: questions about the unit and the building
Separate the condition of your unit from shared-building questions before buying in Nuevo Vallarta or Bucerías.
MEX Inspections

You are buying more than an interior
A condo viewing often focuses on the view, layout and finishes. Before buying in Nuevo Vallarta or Bucerías, also ask how the unit connects to the building and which systems are shared. The condition of your interior and the condition of common facilities are related, but they are not the same inspection scope. Clarify that difference before booking.
Start inside the unit
Discuss the accessible electrical installation, plumbing, air conditioning, doors, windows and signs of moisture with the inspector. Explain any concern you noticed during your viewing. Ask which equipment can be operated during the visit and what restrictions apply. A furnished or occupied condo may have areas that cannot be fully accessed; the report should help you understand what remains unreviewed.
Ask the administration about shared systems
Request available information about building maintenance and planned work. Ask who manages roof maintenance, common plumbing, pool equipment and other shared facilities. Do not assume that a unit inspection includes a complete assessment of those areas, elevators or every building system. Access and a separately agreed scope may be needed.
- ✓What maintenance records are available?
- ✓Are repairs planned for shared areas?
- ✓Can the inspector access relevant equipment rooms?
Understand responsibility before estimating costs
If a finding may involve a shared system, ask the administration and your adviser which documents establish maintenance responsibility. An inspection documents observed conditions; it does not determine legal obligations or future condominium fees. Combine the report with the relevant building documents and qualified repair estimates to understand what needs clarification before purchase.
