A new home with a pool: what to ask before accepting delivery

New finishes are not a substitute for checking accessible systems, documenting concerns and reviewing pool equipment.

MEX Inspections

New does not mean everything has been checked

A new house or villa in Punta Mita or La Cruz de Huanacaxtle can look finished while still leaving questions about installations and equipment. Before accepting delivery, arrange time to review the accessible areas and document concerns. MEX Inspections offers new-construction inspections as well as visual pool inspections; confirm which services your property needs.

Prepare a useful handover record

Keep a list of visible concerns with their locations and photographs, and request equipment manuals and available maintenance information. Ask the builder how reported issues will be addressed and how you will receive confirmation of the work. Separate cosmetic details from issues that may require technical evaluation, rather than treating every observation as equally urgent.

  • ✓Record the location of each concern.
  • ✓Ask who will respond and how corrections will be documented.
  • ✓Check the written terms of any builder warranty with your adviser.

Include the pool equipment in the conversation

Clear water is not a complete assessment of a pool. The MEX Inspections visual pool review covers the pump and filter condition, visible drainage piping and a general overview of electrical panels and connections. Ask what is accessible and what the agreed review includes. Concealed piping, structural performance and water quality should not be assumed to be established by this visual review.

Follow up while you can still ask questions

Review the findings before deciding that the property is ready for delivery. If a concern needs further investigation or correction, ask for a clear response and supporting documentation. Warranty coverage and deadlines depend on the applicable written terms; an inspection does not establish or extend those rights. Keep the report as a reference for discussions and future maintenance.
